Cashback in points: rent for 6 months or more through us, 1 point = 1 ฿, points come from the deal commission, available no earlier than 30 days after the deal closes, once the commission is received and the checks are passed, valid for 24 months, only for your next rental through us.

The amount depends on the deal and can be lower than the "up to" estimate, or 0.

Points cannot be exchanged for cash or transferred to other people.

New terms apply only going forward: points already earned and their expiry dates do not change.

1. What the programme is

1.1. When you rent a home through us, we give you back part of the commission we received for that rental as points. You can use the points to lower your payment for your next rental through us.

1.2. "We" in these terms means the Thai company that provides rental services to you, receives the commission and gives the points. We give the company's name, address and contacts on first request, including before you press "I accept" (11.9). See the Legal notice page for more. The platform that shows this offer does not give the points.

1.3. When applied, 1 point lowers your rent payment by 1 ฿. Points are always whole numbers.

1.4. Points cannot be bought or topped up, and you pay nothing for them: we give them only under these terms.

2. Who earns points (pilot)

2.1. Every client whose rental meets clause 2.2 earns points; no invitation is needed for that. While the programme runs as a pilot, the cashback section of the account and the "Use points" button are open to clients we have invited; everyone else uses their points under these same terms by writing to us.

2.2. A rental earns points only if all of these are true:

• you rent the home through us;

• the lease is signed on 28 Sep 2026 at 00:00 Bangkok time or later; leases signed earlier do not earn points;

• the lease runs for 6 months or more, by the start and end dates in the lease; short stays do not earn points;

• the rent and the commission are in Thai baht.

The signing time is the moment we record the signed lease in our system.

2.3. Property purchases and inviting friends are not part of this programme.

2.4. Points go to the person named as the tenant in our deal or, if no one is named, to the person who sent the viewing request. The recipient can be changed only before the points are given: a manager makes the change, a second staff member checks it, and we tell both people. If you disagree with the change, write to us within 14 days.

2.5. If you link your Telegram and Google sign-ins, you have one account. If both accounts already held points before linking, the points are not combined or moved: each balance stays on its own account. Write to us and we will explain how to use each.

2.6. Age requirements are set out in the Terms of Use.

3. How points are earned

3.1. We give up to 10% of our part of the commission actually received for your rental (excluding any VAT), rounded down to a whole baht.

3.2. You may get fewer points, or 0, because of the deal's terms, for example when another agency takes part in the deal or the deal has costs. The "up to N" figure on a property is the upper limit of an estimate based on the rent and lease length, not a promised amount.

3.3. Points are calculated only after the deal closes. A deal closes when we have received the commission, paid what is owed on the deal and reconciled the accounts. Until then you see: "Contract signed. Cashback is calculated after the deal closes." If our system finds something to check, a staff member reviews the deal first. After the review, points may not be given; you will see the reason in your statement.

3.4. If you pay the commission under the lease, the lines for that deal say "partial commission refund in points" instead of "cashback". The calculation and all points rules are the same.

3.5. Renewing a lease with the same owner counts as a new deal if we receive a new commission for it.

3.6. If an amount has to be corrected (for example, deal data was fixed or the lease terms changed), we do it with a reason you can see in your statement. A correction does not change how long your points last. If the amount goes down after you have used that deal's points, the difference becomes a debt under clause 8.3.

4. When points become available

4.1. Points become available no earlier than 30 days after the deal closes, once the commission is received and the checks are passed.

4.2. While points wait, you see them as "On hold" with an "available no earlier than" date: the deal's closing date plus 30 days. If the checks on the deal are not finished by then, the points wait until they are, so we do not give an exact date. If points have not become available within 90 days after we receive the deal's commission, we tell you why in your statement or in the bot.

4.3. All dates in the programme use Bangkok time.

5. How long points last, and reminders

5.1. Points are valid for 24 months from the day they become available. Each batch of points has its own expiry; you see the last day as "Use by DD Mon YYYY".

5.2. Unused points expire after their last day and cannot be restored, except in the case in clause 8.5.

5.3. We remind you in advance: in the bot, if you have Telegram connected, 60 days and 7 days before expiry, in your account 30 days before, and an "Expiring soon" line shows when the last day falls within the next 60 days. The bot writes only between 08:00 and 21:00 Bangkok time. These are service messages about your points, not advertising.

5.4. A request to use points does not reserve them or extend their expiry until the points are actually applied. Points are applied after we receive and reconcile the commission on the new deal, which can take several weeks. Points must still be valid on the day they are applied, so plan ahead; we remind you before expiry (clause 5.3). If some points expire before they are applied, less will be applied.

6. How to use points

6.1. Points can be used in one way only: against your payment for any later rental through us, including one shorter than 6 months.

6.2. Before your first request to use points in your account, you tap "I accept" under these terms. You do not need to accept them to see your balance. For a lease signed on or after the day these terms take effect, they apply to its points from the day it is signed, even if you have not tapped "I accept" yet; for earlier leases, see clause 9.5.

6.3. Tap "Use points" in your account, or say so in your request for a property. The request must be for a rental where you are the tenant. You can choose all available points, half, or your own amount from 1 point up to what is available.

6.4. Points are applied once the new lease, in Thai baht, is signed and we have received and reconciled our commission for the new deal. Applying points is a discount on our service for the new rental: by the amount of points applied, we lower your payment for one month of rent and cover that part from our commission on the new deal, paying it to the owner (or to whoever you pay rent to under the lease).

6.5. For one deal you can use no more than your available points, no more than one month's rent and no more than our commission on that new deal; you will see how much was applied out of what you asked for.

6.6. Points that expire soonest are used first.

6.7. One request to use points per property request, and no more than 3 open requests to use points per person at a time.

6.8. You can change or cancel a request until the points are applied. After that, write to us.

6.9. Points cannot be used for a deal in another person's name, a cancelled deal or a deal that has already closed.

6.10. In some cases a staff member checks the request first, for example when the home is not from our catalogue. If points cannot be applied, we tell you why.

6.11. Applying points does not change your obligations to the owner under the lease, except for the part covered by points, which we pay to the owner. If the owner does not receive that part on time because of us, write to us: we will pay it ourselves, and you do not pay it again.

7. What points are not

7.1. Points cannot be exchanged for cash or transferred to other people.

7.2. Points are a discount on our rental services. They are not money, electronic money, a deposit or credit, and they earn no interest.

7.3. Points are not a prize or a winning: they are never drawn by lot, and everyone who meets the conditions gets them under the same rules.

7.4. Only we accept points, as a discount on a rental through us. Owners, other companies and shops do not accept points.

8. Cancellations, corrections and debt

8.1. We may cancel or reduce the points for a deal, including points that are already available, only if the deal is cancelled, the commission is refunded, the points went to the wrong person, the deal data or the lease terms were corrected (clause 3.6), the deal does not meet these terms, or the points were obtained dishonestly. The reason is shown in your statement; if it is not, write to us.

8.2. A cancellation affects only that deal's points. Points on hold are simply removed. Expired points are not counted.

8.3. If that deal's points are in an offset not yet paid to the owner, we cancel that offset first. If you have already used that deal's points and they were paid, the used part becomes a points debt. The debt is covered first by your available points, and the rest is taken from your future points. While you have a debt, 0 points are available.

8.4. You never pay any money. A points debt is not a money debt: we never ask for money for it, charge no interest, do not pass it to collectors and do not report it to credit bureaus. If you earn no more points, it costs you nothing.

8.5. If applied points are cancelled before we pay the owner, the points come back to you; if the accrual they came from has been cancelled by then, the returned points first reduce your debt. If they expired in the meantime, we extend them, once per batch of points, so you can use them for at least 30 more days from the day they come back. If an offset is cancelled after we have paid the owner, we return the points when the reason is not on your side (for example, an error in our deal or the owner's refusal). If the owner refunded that part of the payment to you, the points are not returned to your available balance, because you have already received that amount; but if they came from a deal whose points were later cancelled, the returned points reduce your points debt (clause 8.3). We tell you the decision and the reason within 7 days.

9. Changes to these terms

9.1. We may publish a new version of these terms. We announce it in the bot and on the website at least 15 days before it takes effect.

9.2. A new version applies only to leases signed after it takes effect. Leases signed earlier stay under the version that was in effect at the time of signing.

9.3. A new version does not change points you have already earned, their available and expiry dates, or make the ways and limits of using them in section 6 worse.

9.4. With a new version, we ask you to tap "I accept" again before your next request to use points. Your balance stays visible as usual. The terms page shows which version you accepted and when. If you do not accept a new version, you can still use points earned before it: write to us and we apply them under the earlier rules.

9.5. These terms v0 apply to leases signed on or after 3 Oct 2026. Leases signed from 28 Sep 2026 until that date stay under the programme rules published on the website on 28 Sep 2026, and these clauses of v0 also apply to them because they are more favourable to you: the "available no earlier than" date and the explanation after 90 days (clause 4.2), a points debt never being collected in money (clause 8.4), and the review of complaints (clause 12.4). Points from those leases also cannot be exchanged for cash or transferred to other people.

10. End of the pilot

10.1. If we end the pilot or the programme, we announce it in the bot and on the website at least 30 days in advance.

10.2. The end applies only to leases signed after the end date. Points on hold and available points keep their dates; calculation, checks and release of points on hold continue after the end, and points can be used under these terms until the last day of each batch.

10.3. If you stop taking part in the pilot or the cashback section is temporarily hidden, your points stay: you can ask for your statement in the bot with /cashback and use your points by writing to us.

11. Personal data

Notice under section 23 of the Personal Data Protection Act B.E. 2562 (PDPA). It adds to the Privacy Policy for this programme.

11.1. Who is responsible: the company that gives the points (clause 1.2) is the data controller for programme data: your deals, points, requests to use points and your acceptance of these terms. We give the company's name, address and contacts on first request, including before you press "I accept" (11.9). The platform operator named on the Legal notice page runs the bot, app and website, is the controller of your account data under the Privacy Policy, and keeps programme data for the company that gives the points under a data processing agreement. Send any request about your data to the contacts in clause 11.9; we pass it to the right company.

11.2. What we process: account data (for example Telegram ID, name, Google e-mail), your phone number if you gave it, your requests and deals (property, rent, lease dates, commission received and how it is shared), points given, used and cancelled, requests to use points, your acceptance of these terms (version, language, time, session and sign-in method), a log of commands and refusals, notifications sent to you, and session data (browser family and operating system). Some deal data comes from the owner, partner agencies and our staff.

11.3. Why and on what legal basis:

• to calculate, release, apply and cancel points and to remind you before points expire: performance of these terms, a contract with you (section 24(3));

• to keep accounting and tax records: legal duty (section 24(6));

• to check that a deal is genuine, for example that you are not the owner or our staff member, by comparing names and phone numbers on our server: our legitimate interest in preventing abuse of the programme (section 24(5)); you can object (section 32), and a staff member reviews any deal the check flags;

• to keep evidence of what you accepted and for audit: our legitimate interest (section 24(5)).

11.4. If you do not give the data: without account and deal data we cannot give or apply points. A phone number is optional; without it a staff member may need to check your deal, which can take longer.

11.5. Who receives it: the two companies in clause 11.1; the owner or partner agency in your deal, only what is needed to settle the rent when you use points; service providers who host and send data for us (listed in section 6 of the Privacy Policy), some outside Thailand, for example the database in India and the bot server in Malaysia; auditors, accountants and authorities when the law requires. Transfers outside Thailand follow sections 28 and 29 PDPA as described in section 7 of the Privacy Policy. We do not sell your data.

11.6. How long we keep it: records of points, deals, payments and your acceptances of these terms are kept for at least 5 years after the accounting period of the last entry, as Thai accounting and tax law requires, and up to 10 years only while a claim or tax audit about that deal is possible. These records are not changed after the fact: a correction is added as a new entry with its reason. Other service logs (commands, refusals, notifications, session data) are kept up to 24 months, then deleted or anonymised. The session id and sign-in method inside a terms-acceptance record are kept as long as that record; other session data is kept up to 24 months.

11.7. Marketing: we send advertising only with your separate consent, never pre-ticked, and you can revoke it at any time. Messages about your own points and deals are service messages and contain no advertising.

11.8. Your rights: access and a copy, including how we got data we did not collect from you; portability; correction; deletion or anonymisation; restriction; objection; revoking consent; a complaint to the Personal Data Protection Committee (PDPC) through its Office. Some rights have limits set by law: records of points, deals and payments cannot be deleted before the period in clause 11.6 ends.

11.9. How to reach us: team@cashback.rent with the subject "Personal data request", or send the word privacy to @rent_thai_bot. We may ask you to confirm it is you. We reply within 30 days.

12. Contact and complaints

12.1. Write to us in the bot @rent_thai_bot ("Write to us") or at team@cashback.rent.

12.2. We reply to complaints within 7 days.

12.3. You can save your points statement from your account on the website (CSV or PDF) or ask for it in the bot with /cashback.

12.4. If you disagree with an amount, correction, cancellation or a refused offset, write to us. A different staff member reviews the decision and we reply with the reason within 7 days. You can also contact the Office of the Consumer Protection Board (OCPB, hotline 1166).

13. Governing law

13.1. These terms are governed by Thai law. You may bring a claim in the Thai court where you live or where the rented home is.

13.2. Tapping "I accept" in the bot, app or website is an electronic transaction under the Electronic Transactions Act B.E. 2544.

13.3. Nothing in these terms limits your rights under the Consumer Protection Act B.E. 2522 or any liability that cannot be excluded under Thai law, including under the Unfair Contract Terms Act B.E. 2540.

13.4. These terms are published in Thai, Russian and English. If the versions differ, the meaning more favourable to you applies.
