Cashback rules of 28 Sep 2026

Rent a home in Thailand for 6 months or more and get cashback in points from the real estate company that handles your lease: on a one-year lease usually up to 10% of a monthly rent.

Who offers it

Cashback is offered and paid by the Thai real estate service company that handles your lease after you find the home on this platform. The company identifies itself and confirms these rules before you use its services. The platform shows the offer and does not pay it.

Who gets it

A renter who signs a lease of 6 months or longer handled by that company. Short-term rentals are not included. Points are earned on leases signed from 28 September 2026.

How much

The cashback is 10% of the part of the commission the company keeps on your lease. On a one-year lease with a commission of one monthly rent that is up to 10% of a monthly rent: at 30,000 THB a month, up to 3,000 points. On a lease of 6 to 11 months the commission is usually smaller, so the cashback is smaller too. When another agent lists the home and the commission is split in half, the cashback is half as much; on some deals it can be less or zero.

Cashback comes as points: 1 point = 1 baht. Points cannot be cashed out or transferred to another person.

When

Once the lease is signed, the deal is closed and the company has received its commission in full, points are held for 30 days and then become available. Available points are valid for 24 months.

How to use them

Points reduce a monthly payment on your next rental handled by the same company, up to one month's rent and up to its commission on that deal. They are applied once the company receives its commission on the new deal.

Cancellation

If a deal is cancelled or the commission is refunded, the points earned on it are reversed.

A new version of these rules applies only to leases signed after it is published. If the figures of your deal change, for example part of the commission is refunded, the company recalculates your points and tells you why. Version of 28 September 2026.
